August told three different real estate stories across Southern New Mexico. See the latest sales, prices, inventory and market pace in Alamogordo, Cloudcroft and Ruidoso.
How did Southern New Mexico’s housing market do in September 2026?
Homes sold faster in all three markets. Average days on market fell in Alamogordo, Cloudcroft and Ruidoso from August to September. Alamogordo homes sold in an average of 38 days, and Cloudcroft had its busiest residential month of 2026 with 19 closings.
Prices did not move together. Ruidoso’s residential median rose to $413,422, while Cloudcroft and Alamogordo medians came in below August. Inventory still ranges from 131 active homes in Cloudcroft to 555 in Ruidoso. Here is what changed and what it means if you are buying, selling or investing.
September 2026 at a glance
Days on market dropped in every market we track. Alamogordo closed the most homes, Ruidoso posted the highest median, and Cloudcroft had its busiest month of the year.

| Cloudcroft | 19▲ from 12 in Aug | $255,000▼ from $319,245 in Aug | 101▼ from 121 in Aug | 131▼ from 143 in Aug |

Arrows compare with August 2026. Green marks more sales or faster days on market; red marks fewer sales or slower pace. Price and inventory changes are shown in gray because whether they help you depends on whether you are buying or selling.
Cloudcroft: more closings, a lower median
Cloudcroft closed 19 homes in September, its highest monthly count in our 2026 data.
Residential sales rose from 12 in August to 19 in September. Average days on market improved from 121 to 101, and active residential listings eased from 143 to 131.
The median sales price was $255,000, compared with $319,245 in August. When more homes close in the same month the median falls, the change usually reflects which homes sold, not a single price direction. Land stayed active, with 12 parcels sold.
Opportunity: Mountain listings that have been on the market well past the area’s 101-day average can be good candidates for negotiation. Sellers should price against the 131 homes competing today, not last month’s median.
Ruidoso: highest median, deepest inventory
Ruidoso held its sales pace close to August and posted the highest residential median of the three markets.
Ruidoso closed 45 homes in September after 47 in August. The residential median rose from $315,000 to $413,422, and average days on market edged down from 168 to 162.
With 555 active residential listings, compared with 561 in August, Ruidoso still offers far more choice than Alamogordo or Cloudcroft.
Opportunity: Buyers have room to compare, and at a 162-day average they often have time to negotiate. Investors can study a wide price range, from $59,900 to $5,900,000. Sellers need sharp pricing and presentation to stand out in a deep field.
Alamogordo & Basin: the fastest pace in the region
Alamogordo closed the most homes in September and sold them faster than any other market in this report.
Homes sold rose from 45 in August to 47 in September. Average days on market dropped from 48 to 38, the fastest month in Alamogordo’s 2026 data. Active residential listings held nearly steady at 169, compared with 167 in August.
The residential median was $233,000, down from $285,000 in August. Commercial activity continued, with 2 properties sold at a $315,000 median.
Opportunity: Well-priced homes are selling in an average of 38 days, so buyers should have financing lined up before they tour. Sellers can expect steady activity when the list price matches recent sales.
What we’re seeing in the market
Average days on market fell in all three areas from August to September: Alamogordo from 48 to 38, Cloudcroft from 121 to 101 and Ruidoso from 168 to 162. Residential sales rose in Alamogordo and Cloudcroft and held close to August in Ruidoso.
Medians moved in different directions, up in Ruidoso and down in Cloudcroft and Alamogordo. That spread is the clearest sign this month that each community needs its own pricing strategy.

Price to today’s competition
Your competition is the active listings in your own market: 169 in Alamogordo, 131 in Cloudcroft and 555 in Ruidoso. Start with a home valuation and our seller tips.
Look where homes sit longer
Ruidoso’s 162-day and Cloudcroft’s 101-day averages can leave room for negotiation on listings that have been on the market for a while. Run the numbers on current rents and carrying costs before you write an offer.
A faster fall market, with pricing set community by community.
September favored prepared buyers and realistically priced sellers. Pace improved across the region, but medians and inventory differ enough that a Ruidoso strategy will not work in Alamogordo, and the reverse is also true.
