August told distinct real estate stories across Alamogordo, Cloudcroft and Ruidoso. Sales, prices, inventory and market pace moved differently in each community — and strategy should too.

What August looked like across Southern New Mexico.

Alamogordo moved the fastest. Ruidoso closed the most homes. Cloudcroft posted the highest residential median. Ruidoso also carried by far the largest inventory. Those are not interchangeable markets — and August made that clear.

Alamogordo & Basin

Faster pace, stronger median.

Residential sales eased from July, but the Alamogordo housing market improved on speed and pushed the median sales price higher.

Homes sold slipped from 52 in July to 45 in August, while the residential median rose from $244,500 to $285,000. Average days on market improved from 64 to 48 — the fastest residential pace among the three markets in this report. Total active inventory moved from 262 to 271.

Cloudcroft Mountain Area

Highest median, selective sales.

Cloudcroft’s residential median led the three markets in August, even as sales and marketing times reflected a more selective mountain market.

Residential sales eased from 14 in July to 12 in August, while the median increased from $289,500 to $319,245 — the highest residential median among Alamogordo, Cloudcroft and Ruidoso. Average days on market lengthened from 91 to 121. Total inventory held steady at 328. Land remained comparatively active, with 8 sales at a $64,000 median and 44 average days on market.

Ruidoso Mountain Area

Most sales, deepest inventory.

Ruidoso recorded the strongest residential sales count of the three markets in August, alongside the largest pool of active listings.

Residential sales jumped from 28 in July to 47 in August — the most homes sold among the three markets. The median moved from $350,000 to $315,000, while average days on market increased to about 168. Total active listings were 913, down slightly from 920 in July, and still far ahead of Alamogordo and Cloudcroft. Land contributed 13 sales at a $35,000 median.
