July 2026 Southern New Mexico Real Estate Market Update

Cloudcroft’s July market included 328 active listings spanning residential property, land, and commercial real estate. Fourteen homes sold at a median sales price of $289,500, with an average market time of 91 days.

Ruidoso entered July with 920 active listings, by far the largest inventory of the three markets included in this report. Twenty-eight homes sold during the month at a median sales price of $350,000, while the average property spent 115 days on the market.

The breadth of the Ruidoso real estate market gives buyers an extensive selection of homes, land, mountain property, and commercial opportunities. For sellers, the combination of available inventory and a 115-day average market time makes understanding current competition especially important.

The Alamogordo & Basin Area recorded 52 homes sold during July, the highest number among the three markets in this report. The median sales price was $244,500, with properties averaging 64 days on market and 262 active listings available.

For buyers exploring Alamogordo real estate, the market continues to offer residential options across a broad price range as well as significant land and commercial opportunities. For homeowners considering selling, July’s combination of sales activity and available inventory provides valuable context when evaluating pricing and timing.

What We’re Seeing in the Market

July illustrates why Southern New Mexico real estate should be evaluated community by community rather than treated as a single market.

Alamogordo & the Basin Area recorded 52 homes sold and the shortest average market time at 64 days. Ruidoso recorded 920 active listings, the largest inventory, along with a $350,000 median sales price and 115 average days on market. Cloudcroft recorded 14 homes sold, a $289,500 median sales price, 91 average days on market, and 328 active listings.

Those differences can affect everything from how buyers approach negotiations to how sellers price and market a property. Local knowledge matters because the conditions affecting a home in Alamogordo can be very different from those affecting a cabin in Cloudcroft or mountain property in Ruidoso.
