Here’s what that means: prices keep climbing, but the pace of the market has cooled. Fewer transactions are closing than a year ago, and homes are taking longer to sell, but the ones priced right are still moving close to full price.

For sellers, that’s a market that still rewards accurate pricing, even if it no longer forgives overpricing the way it did a year or two ago.

For buyers, it means more active inventory to choose from and a little more room to negotiate on time and terms than you’ve had in a while.
