The Alamogordo & Basin Area recorded 35 homes sold, the highest total among the three markets in May. Properties averaged 46 days on market, the shortest average shown in this report, while the median sales price was $230,000.

What We’re Seeing in the Market

The May data shows that each Southern New Mexico market offered a different combination of inventory, pricing and market time.

Ruidoso had the most active listings at 848, followed by Cloudcroft with 284 and the Alamogordo & Basin Area with 239. Alamogordo recorded the most homes sold and the shortest average time on market, while Cloudcroft and Ruidoso had higher median sales prices.

For buyers, these differences reinforce the importance of evaluating each community separately rather than treating Southern New Mexico as one uniform housing market. For sellers, local pricing, property type and expected market time should all be considered before listing a home or other real estate.
