Ruidoso had 923 active listings, the largest inventory among the three markets in this report. Its median sales price of $428,250 was also the highest, while properties averaged 148 days on market. The Alamogordo & Basin Area recorded 51 homes sold during June, more than either mountain market included in the report. Properties averaged 60 days on market, the shortest period among the three areas, while 274 active listings provided buyers with residential, land and commercial options at a variety of price points.
What We’re Seeing in the Market
June’s statistics reinforce the importance of viewing each Southern New Mexico real estate market individually.
The Alamogordo & Basin Area recorded the highest number of homes sold and the shortest average time on market. Ruidoso had the greatest number of active listings, the highest median sales price and the longest average market time. Cloudcroft fell between the two markets in active inventory and average days on market, while recording the fewest homes sold.
For buyers, these differences can influence available choices, competition and the time needed to evaluate a property. For sellers, local inventory, price range and typical market time should be considered when preparing and positioning a home for sale.
